House

Built in 2013 this two bedroom, one bathroom, open floor plan home, is heated by gas heater and wood stove. It has a propane, on-demand water heater and gravity fed water from tanks up the hill.  Oak flooring has been acquired for installation in the main living areas. The flooring can be left for the new owners. Electric is solar.  This property pretty much has been created to need only minimal input from off-site to keep existing. Water, Wood, Soil and Sun! God Provides!

Hunting

There are numerous wooded areas on the property, with plenty of deer.  We see them regularly, grazing on the fields.  We also see wild turkeys marching along in the fields. If you need hunting supplies, Woodland Outdoors is nearby, providing supplies for  outdoor activities and hunters.

Hayfield

The 15 acre hay field is part of the second highest hill in Harrison County.  When you stand at the top of it, you can see for miles around in all directions.  It’s especially amazing in the spring when Redbud  and Dogwood trees are blooming.  Fall is just as phenomenal when the blazing colors are showing.

 

In the first week of January, the horses and cows are moved up to the hay fields for rotational grazing until April 15.  After that, they are moved into the main pasture, where they continue rotational grazing to allow the hay field to grow.

 

We’ve baled hay from the field for the last 13 years.  This year our first cutting yielded 49 round bales and the second cutting (only half the field) yielded 160 square bales. Our field management style is to not mow after September 1st to allow winter stockpile to grow. 

 

By implementing rotational grazing the animals are healthier and our soil quality remains high.  Our feed and hay usage has been reduced to 1/3 of what it used to be.

There are frogs, minnows and turtles in the man made pond. It’s never gone dry, last summer during the long drought it was the water source for the cows and horses.  A few times during extreme rain, the water level has risen to the gate and gone down the lane harmlessly into the orchard.

Creek

This is a year round creek from a spring.  It was nearly dry during last year’s drought but still produced water.  There are several other springs in various locations on the property.

Off Grid Living

This property has been off grid (not connected to any utilities) for the last 12 years.  The water is spring fed with a 1600 gallon reserve tank.  Electric is provided by the sun.  Solar system is 120/240 vac using (4) 48 vdc LifePo4 batteries.  A Growatt 6k inverter provides pure sine-wave AC power.  We run 1 refrigerator and 2 freezers plus 2 TV's and kitchen processors, garage tools and pumps.  On cloudy days we can supplement with a generator to charge batteries.  Our internet has been Starlink.  Our cellphones use Verizon towers and work well on the property.

Nearby Attractions

We are a mile and a half from Tappan Lake State Park.  The park offers a swimming beach, fishing, boating, boat rentals and camping.  Clendening Lake, a favorite for local fisherman, is just a few miles away in the other direction.  Deersville General Store, just a mile away, is famous for their homemade ice cream and more. 

 

Less than an hour away are countless Amish shopping locations and restaurants.  Lehmans Hardware is just 49 miles away.  Dickinson Longhorn Cattle Ranch offers tours, a store with longhorn meat for sale and some amazing Longhorn cattle to see.  Closer is the Boss Bison Ranch offering tours and meat sales.

Mineral Rights

Surface mineral rights (top 150') will transfer to the new owner.  Deep rights are currently owned by Red Hill Development and have been for many years.  Red Hill and Encino have pipelines that run under the property, mostly under the hayfield.

What this means is that the property owner is not eligible for free gas or any royalties from the deep minerals.  However, as the owner of the surface rights, companies cannot place a frac pad or pipeline on the property without the owner's permission and compensation.  Currently there are rumors that another pipeline may be coming soon.

Barn

The barn is a metal sided building (28' x 32').  It is currently set up with three horse stalls, on large cow pen, a milking area and a hay storage area.  The end doors are on tracks.

Bunkhouse

The bunkhouse is a studio apartment.  Insulated with a rough wood wall covering.  It has been used for guests staying with us.  There is a bathroom with a composting toilet between the bunkhouse and the store.

Store

In 2024, with the beginning of raw milk herdshare sales, we opened the farm store.  It’s rustic and not huge but it stocks items produced on the farm.  Herdshare customers come to the store to pick up their milk and any other items we may stock.  The store is completely insulated with sheep’s wool and stays very warm in winter.  As it is just off the bunkhouse, we have used the bunkhouse space for events and planned on holding small homesteading classes there in the future.

Garage

Single Car Garage - Built to  be a workshop.  Has a standard car garage door on the West side and a man door on the East.  The Garage is attached to the Bunkhouse, Store and the Barn.

Tiny House

A tiny house was started by our son on the property.  Completion was halted when he got married and moved to another city. The shell is complete with no windows or door installed.  The interior is incomplete. The building shell was highly insulation and will take little to heat in cold winters.  It is located by the pond. The interior will be cleaned out and ready to be finished.

There are three permanent sheds, each 8x16 feet.  One is behind the house, used for storage.  One is up by the pond, also used for storage.  One is divided – sheep on one side, chickens on the other. 

 

Root Cellar

There is a 20’x20’ underground root cellar.  It is used for storing potatoes, canning and other food stuffs.

Local Shopping

For quick trips, the Deersville General store is closest for gas and groceries.  Makos Groceries and pharmacy is less than ten miles away.  There are many smaller stores in Dennison and Uhrichsville, including a Dollar General Market, Dollar Tree and more.  Freeport (8 miles) also has a gas station/C store, Family Dollar and some smaller stores.  Cadiz (15 miles) offers Orme (hardware) and a TSC.

 

For larger shopping trips, Walmart, Aldi, Rural King, Lowes, Staples, TSC and other similar stores are under 20 miles away. 

The Amish in Sugar Creek and Walnut Creek offer lots of unique shopping, resturaunt and entertainment opportunities.

Local Food

Deersville General store is the place for ice cream, for sure.  But they also offer delli meats and cheeses, sandwiches, pizza and other similar items.  The C store in Freeport offer breakfast sandwiches, pizza and hamburgers.

 

Dennison and Uhrichsville have some small locally owned sit down restaurants.  And some fast food – Kentucky Fried Chicken and Papa Johns.

 

For other dining, New Philadelphia has Texas Road House, Hog Heaven, San Jose Mexican, Sumo Japanese, Empire China Buffet and more.

 

For the best dining, head up to Amish country and try the Dutch Valley in Sugarcreek.
